Eastern Corridor Shophouse District

Challenge

The owner needed 48 shophouse units that could be marketed in phases, while the estate road and drainage had to operate from the day the first block was handed over.

Approach

• A federated BIM model for architecture, structure and MEP from the design stage, with clash detection before shop drawings were issued.
• A repeating structural typology so formwork and reinforcement could be standardised.
• A 4D schedule to sequence blocks, heavy-plant access and phased handover.

Outcome

The first block was handed over early for marketing, and quantity schedules taken from the model gave the owner a transparent basis for evaluating variations.
